My Plan of Action
My objectives are as follows:
1) To get as many qualified buyers as possible into your property until it is SOLD.
2) To communicate the results of our activities on a regular basis to you.
3) To assist you in getting the highest possible dollar value for your property with the least amount of problems.
4) To constantly look for the best possible methods of exposing your property to the potential buyers in the market.
The following is my plan for marketing your property:
1) Submit your property to the Multiple Listing Service.
2) Promote your property at the Real Estate Association meetings for maximum exposure to the other agents in the area.
3) Develop a list of features and benefits of your property for the cooperating agents to use with their potential buyers.
4) Suggest and advise you as to any changes you might want to make in your property to make it even more marketable to the buyer.
5) Constantly update you as to the many changes in the market, both in prices and change in the money market and their effects on the sale of your property.
6) Add additional exposure through a professional sign and lock box.
7) Advertise your property in several well-circulated publications and various web sites such as realtor.com.
8) Set up a brochure box and circulate flyers advertising your property in your area and at local merchants.
9) Pre-approve when possible all prospective buyers.
10) Make you completely aware of all the various methods of financing that your buyer may want to use.
11) Follow-up on all salespeople that have shown your property.
12) Assist you in arranging interim financing, if necessary.
13) Deliver a copy of your multiple listing for your approval, plus a copy of all advertisements that have been published.
14) Represent you upon the presentation of all contracts by the cooperating brokers and to help in negotiating the best possible price and terms for you.
15) Handle follow-up and keep you informed, after the contract has been accepted, on all mortgage, title, and other closing procedures.
16) Deliver your check at the closing!
